As a Listing Agent I work closely with my sellers to determine what steps they want and can take to prepare their home for listing. I use my expertise to make a home ready for buyers. Having worked with buyers for many years, I understand what makes any buyer write an offer on a home, and I share this information with my sellers. No matter how ‘left brained’ a buyer is (info about Left Brain), certain factors improve a home in their minds that deal with the right side of your brain. Of course, a right brain buyer will greatly appreciate these touches too.
An example: Curb appeal. We live in Texas and are currently experiencing consecutive years of brown lawns; while a green lawn is always more welcoming there are many things you can do to combat the sun. Plant some native plants, make sure you have fresh mulch in flower beds, add a decorative pot to your front porch. Make sure your front door is easy to open and that it is clean and welcoming. While the buyer waits for the agent to find and unlock the keybox at your front door, they are checking everything out. The presentation of your front porch/entry door indicates to this buyer how this home has been maintained and taken care of.
Knowing how to focus your time, money and energy in the right places helps you prepare your home for the market and make the most of your selling opportunity. Curb appeal and front door showing prep are a small example of how I help sellers to prep their home for buyers in today’s market.
I also work with a group of professional photographers who not only take smashing photographs, but they also assist me in going above and beyond with strategic items on Photo Day. Remember, these photos will be all over the internet and will lead to home buyers setting up a showing to see your home in person. Making the best first impression possible includes professional photography of your home.
