The real estate market doesn’t care what you paid for your house.

It doesn’t care what you hoped to make.

And it definitely doesn’t care what number you need in order for your next move to feel comfortable.

The market responds to supply, demand, buyer behavior, interest rates, competition, condition, location, and price.

That can feel harsh.

But I care.

I care about what this move means for you financially, practically, and personally. I care about where you are trying to go next. And I care about helping you make decisions based on the market we actually have — not the one we wish we had.

I’m not pushy.

But I am direct.

When I represent a seller, I invest in the sale.

That means professional presentation, photography, video, marketing, strategy, time, and resources — all designed to give the property its strongest possible position in the market.

When I represent a buyer, I protect their position just as carefully.

I want my buyers to understand where leverage exists, where it doesn’t, and when an opportunity is worth pursuing.

I care about the outcome of your move.

And right now, that requires understanding what the numbers are actually telling us.

What the July 2026 Austin Market Is Telling Us

The Austin-area median listing price fell to $461,887 in July, down 9.6% year over year.

Homes are taking longer to sell.

And roughly 43% of active listings have already had a price reduction.

Those numbers tell us something important:

Buyers have choices.

They have more time to compare homes, more room to negotiate, and less pressure to rush into a decision.

For sellers, that changes the strategy.

Sellers: The Market Is Rewarding Realism

A buyer does not have to negotiate with an overpriced seller.

They can simply choose the equally attractive, better-priced house down the street.

That is why pricing correctly from the beginning matters so much in this market.

The goal is not simply to leave “negotiating room.”

The goal is to get the home into the conversation.

A property that enters the market at the right price, with strong presentation and a clear marketing strategy, has a much better chance of earning buyer attention before that attention moves somewhere else.

In a slower market, pricing is not just part of the marketing plan.

Pricing is the marketing plan.

Buyers: Hesitation May Be Costing You Leverage

Here is the interesting part of the July numbers:

While prices are softer and homes are sitting longer, the pending ratio is improving.

More listings are beginning to move under contract relative to the available inventory.

That does not mean buyers need to rush.

It means the window of maximum leverage may not stay open forever.

Right now, buyers may still have:

  • More time to compare properties

  • Less competition from other buyers

  • Greater negotiating room on price and terms

  • More opportunity to keep inspections and contingencies intact

Many buyers wait until they feel certain the market has bottomed.

The problem is that certainty usually arrives after other buyers have reached the same conclusion.

And when competition comes back, some of that leverage disappears with it.

The Market Doesn’t Care. Your Strategy Should.

You cannot control the market.

But you can control how you enter it.

For sellers, that means realistic pricing, thoughtful presentation, and a strategy designed around current buyer behavior.

For buyers, it means recognizing opportunity before it becomes obvious to everyone else.

The market may not care what you need.
